In the previous post, I used Median price until 2010 to roughly select a collection of candidate suburbs. I came up with a short list that included the following:
- Chadstone, Thornbury, Preston, Reservoir, Kensington, Coburg, and Coburg North
The answer is not entirely relevant, but I a little sick of ad hoc numbers being thrown around in this department. Methodology was simple, I enumerated each suburb, picked the closest train station (by hand, it could be wrong), and used the metro travel estimator website to calculate arrival time from the station to Southern Cross station at 9AM, and departure from Southern Cross to the a station at 5PM. Southern Cross station is next to my work and on the main city loop, a reasonable baseline.
The following graph summarizes the collected data. I added Hawthorn as a point of personal reference because that is the station I currently use. Not surprisingly Homesglen and Reservoir have some parity, as do the stations around Preston and those around Coburg. It is nice to have some hard data for this (30 mins via Preston, not 45 as I have been told by random humans).
I am working to collect asking price data or suburbs, but I'm having a lot of trouble. Basically, I need to contact a real estate agent for each data point I want to collect - far too slow. The data is simply not available for collection, and there are a number of companies exploiting this fact and are selling "suburb reports" - which I don't even think will answer the questions I want to explore.
Another area I'm looking into in parallel is suburb crime data, which does seem to be available from the Australian Bureau of Statistics and the Victorian Police. I hope to post soon (off to more inspections to day).
